BEDFORD LODGING SELLS THE AC HOTEL SANTA ROSA TO A STRATEGIC BUYER

DALLAS, TX (September 30, 2021) — Bedford Lodging has just completed the sale of the AC Hotel Santa Rosa Downtown, it was announced by Jeff Blackman, President.

Construction began over two years ago on the five-story, 142-room hotel at 300 Davis Street. It is the latest addition to downtown Santa Rosa’s Railroad Square, which has recently seen the opening of new shops, restaurants, wine tasting rooms, bars and a SMART rail station. The property opened in August 2020.

“We are pleased to execute on a strategic disposition of the AC Hotel Santa Rosa Downtown. The market is poised for stable growth and the asset’s downtown location will serve it well for years to come. The disposition represents another successful realization for our investors which is consistent with our business plan.”

Sonoma has been showing an increase in tourism, and according to data released by the Sonoma County Tourism Bureau, hotel occupancy has recovered significantly between July 2020 and July 2021. Early summer occupancy was reported to be just over 77%, while last summer the same research indicated occupancy hovering around 58%. Occupancy rates prior to July 2020 fluctuated between 84% (July 2017) and 81% (July 2019).

The AC Hotel Santa Rosa Downtown offers a modern design and upscale amenities for sophisticated travelers. Located in the historic Railroad Square, the hotel is easily accessible to Sonoma wine country, and is just 10 minutes from the Sonoma County Airport. The hotel offers a blend of Spanish roots and European style, paired with the authentic urban vibe of Santa Rosa and its surrounding neighborhoods. The property features 142 guest rooms and includes a state-of-the-art fitness center, two LEED Certified meeting rooms and an inviting library lounge.

Mr. Blackman adds that Bedford Lodging continues to be active in both development and acquisition in the hotel space, particularly in the Mountain states, including the construction commencement of The Hoffmann Hotel, a Tapestry Collection by Hilton in Basalt, CO.
